From 2020 to 2024, Denmark delivered average annual GDP growth of 3.7%, ranking among the top economies in Europe and on par with the United States. This has been supported by robust export growth at 8.5% annually, driven by globally competitive industries that generate external surpluses and strengthen foreign currency reserves.

Employment has also risen consistently, with 2.1% average annual growth, pushing workforce participation to record levels and reinforcing public finances. Population growth – 0.6% nationally and 1.1% in Copenhagen – continues to support long-term residential demand and urban development.

“A competitive and dynamic business environment is fuelling the economy. This supports demand for offices through employment growth, industrial and logistic facilities through growth in production, trade and residential property through growth in income and population.”

In addition to its growth profile, Denmark’s macroeconomic fundamentals are remarkably strong. Inflation in 2024 is projected at just 1.3%, far below the EU average of 2.6%, reflecting quick and effective monetary responses post-pandemic. The country maintains a government surplus of 4.5%, in stark contrast to the EU’s 3.2% deficit, and government debt remains low at 31.1% – one of the lowest levels in the developed world.

The real estate market benefits directly from this environment. Copenhagen, in particular, continues to experience rental growth in residential and logistics sectors, while demand for modern and centrally located office spaces remains healthy. This reflects a broader trend: capital is increasingly flowing toward stable, future-proof urban hubs with strong economic outlooks.

“In the current situation with global uncertainty at unprecedented levels, Denmark stands out as a stable high-growth destination. In this environment, international capital, looking for predictable risk-adjusted return on investment, should consider Danish commercial and residential real estate as an attractive asset class.”

Denmark’s property sector offers investors an exceptionally strong foundation – built on economic resilience, demographic momentum, and a mature, transparent investment environment. As markets continue to look for stability and value, Denmark makes a convincing case as a safe and strategic place to invest.
